    How can you create a faster sale of houses and property, though? Here are three of the fastest options available.

    Work with the Best Estate Agent in your Area:

    Most people in the UK choose to sell their homes through an estate agent. This is the single best way to get the most money for your home and the most exposure to a number of different kinds of buyers.

    The problem with this method for most people, though, is that it could mean your home sits on the market for three or four months.

    If you work to find the single best estate agent in your area, though, that’s less likely to happen. Because the best estate agents build networks of clients they can turn to again and again for sales, selecting an agent who is considered top-of-the-line in your area can mean that instead of waiting several months for a buyer to appear, your agent can make it happen in just a few days.

    Sell to a Cash Buyer:

    Another way to sell your home quickly is to work with a cash buyer. While there are lots of different kinds of cash buyers today, the type to buy your home fastest is usually a cash investor.

    These kinds of buyers typically have the people in place – like Conveyancers and others- as well as all of the required paperwork ready to go when it comes to home sales.

    More than that, though, they’re motivated to move forward quickly because they want to make the home sale happen so they can begin renovations to sell or rent the property.

    Often these companies can enact a home sale in as little as two weeks, ensuring that you get the money you want out of your property fairly quickly. Watch out, though.

    Not all cash buyers are created equally, so you’ll want to connect with someone who has your best interests at heart and is ready to make a deal fairly quickly with you.

    Working with any cash buyer, though, can provide you with faster-than-average results, as nearly three weeks of the time between the day of closing and the exchange of contracts is typically spent waiting for a mortgage company to finish up the paperwork.

    That’s not a problem with many cash buyers, so you can typically move forward faster.

    Work with an Auction Company:

    The last way to sell a house fast is to work with an auction company. There are two different kinds of home auctions available today. The first type is the most traditional. In this case, you’ll work with an auctioneer to list your home in their upcoming sale.

    You’ll provide lots of details for the catalog listing, then you’ll be able to proof the advertisement. On the day of the auction, someone will bid on your home, and you’ll be able to sell it that day. Keep in mind, though, that houses at a traditional auction usually only go for about 60% of the purchase price.

    The other type of auction gives you a bit higher overall selling price, as well as exposure to additional buyers. In this type of auction, you will get an online listing thirty days before the actual auction. That can give buyers a chance to research and even look at the property itself.
